How Affordable is New Construction in Metro Atlanta?

Driving through North Fulton (Alpharetta, Roswell, Milton) and East Cobb, you will mostly see signs with new home price ranges for detached houses starting from $500,000. There is limited new construction inventory in the low $300,000, and that will be town homes, which mostly start from the mid 300’s to high 300’s.  Going further north on 400 into Cumming, Forsyth County, you will find attached homes (town homes) in the low $200,000’s even though there is not that much inventory. New construction inventory increases as you go into the high $200,000’s and 300,000’s for attached as well as detached / single family homes in that area. This is the price range where you will find a larger inventory of new homes in Acworth, Kennesaw, and Woodstock, even though these parts of metro Atlanta offer some new home inventory in the lower-mid $100,000’s and low $200,000’s as well. High $200,000’s (mostly town homes) and $300,000’s is the starting point for new construction in Duluth and Suwanee as well, while Buford and Sugar Hill offer some inventory in the low-mid $200,000’s. We really have the largest inventory of affordable new homes in Lawrenceville where they start from the 180’s  There is good inventory to choose from in the low-mid $200,000’s as well.

Buying new construction is different from buying a resale home, and as in any other situation, make sure you hire a good agent to be on your side (not the builder’s side) and represent you.
