I hope 2021 is off to a good start! If you bought your home in 2020 and you occupied it on or before January 1, 2021, you qualify for a discount on your property taxes, also called Homestead Exemption.
The time to file for Homestead Exemption on your property taxes with the county (and possibly with your city if you live within the city limits) is by April 1. Do not wait till the last moment, so that you do not miss your opportunity to get the savings this year and avoid an increase in your property taxes. Once you file for Homestead Exemption for your home, you do not have to do it again as long as you live in the home. If you have never applied since you purchased your principal residence, you can still do it in 2021 and start saving. CLICK below on the county where you live to access instruction on how to file for Homestead Exemption. A lot of counties give you the option to file online, but for some you have to do it in person and others offer the option to do it by mail or in person. Please note this is NOT related to your income taxes, this is about getting a discount on the property taxes of the home you live in. As always, if you have any questions, please reach out to me.
A FEW HELPFUL TIPS. HAVE THESE DOCS HANDY WHEN YOU FILL OUT APPLICATION ONLINE OR GO IN PERSON:
You need a valid GA drivers license updated with current address of property.
Have your settlement statement or warranty deed handy (you have the settlement statement from the closing of the property – that is where all the numbers go, and the warranty deed should have arrived from the attorney’s office in the mail. This is the document showing transfer of ownership to you. If you cannot locate either one, reach out to the attorney that you closed with or your real estate agent).
You may need information on your cars / vehicles such as VINs or license plate numbers, and copy of current annual registration.
